OYL Constructions

Home extensions in Ballarat

Love where you live, but need a little more room?

Maybe the kids are getting older and need their own space, the kitchen and living area are starting to feel a bit tight, or your family simply needs more room.

A home extension gives you the opportunity to create that space while keeping the home, location and community you already enjoy.

OYL Constructions builds home extensions across Ballarat and surrounding areas, generally within a one-hour radius of Ballarat. From the first conversation, you’ll be speaking directly with Alex and Neville, who stay involved throughout your project, right through to handover.

Getting the Join Right

A good extension should feel like it belongs with the rest of the home. That means thinking carefully about how the old and new areas come together, from rooflines and floor levels through to how the spaces connect inside.

OYL’s experience across both carpentry and concreting means we can take care of more of the work within our own team and limit the number of different trades needed on site. It also gives us a good understanding of how the different parts of an extension come together.

Often, an extension involves making changes to the existing home too. You might be opening up a wall, relocating the kitchen or changing the layout to better connect the old and new spaces. OYL can manage the renovation and extension together as one project.

Extending an Older Ballarat Home

Ballarat has plenty of older and period homes, and extending one takes a considered approach. The aim is to add the space you need while being mindful of the character and features of the existing home.

For some properties, a Heritage Overlay or other planning requirements may also need to be considered before work can begin. If this applies to your project, it can form part of the early conversations around your plans and what needs to happen next.

OYL has experience combining renovations and extensions to older homes, bringing the existing and new areas together as part of the one project.

How an Extension Comes Together

1. First Conversation

Call or send us an enquiry and you’ll speak with Alex or Neville. We’ll ask a few questions about what you’re planning, where you’re at with the project and your timeframe.

2. Plans and Quote

If you already have plans, we can take a look at them. If you don’t, we can talk you through what you’ll need to get the project moving. From there, we can arrange to meet on site and put together a clear, detailed quote for the work.

3. Getting Ready to Build

Depending on where your project is up to, there may be plans, permits and other approvals to have in place before construction can begin. We’ll talk through where things are at and what the next steps look like for your project.

4. Construction

Once construction begins, we’ll keep you informed about what’s happening and when people will be on site through our project management software and direct communication from the team. Alex and Neville stay involved throughout the build, and if the scope changes along the way, we’ll talk it through with you before moving ahead.

5. Handover

Once construction is complete, we’ll take you through the finished extension and hand the completed project back over to you.

Home Extensions FAQs

It depends on your block, your budget and how much you like where you live. Extending avoids stamp duty and moving costs and keeps you in your area, but not every house or block suits it. We’re happy to look at the house and give you an honest view of what’s realistic.

Cost depends on size, the type of rooms, how the extension connects to the existing house and the finishes you choose. Once we understand what you’d like to build, we’ll give you a detailed quote.

Timeframes depend on the size of the extension and the approvals needed. Permits can take several weeks before construction starts. We’ll give you a realistic timeframe with your quote and keep you updated as the build progresses.

In most cases, yes. Much of the work happens outside the existing house. There’s usually a stage where the new section is connected to the old, and we’ll plan that with you so you know what to expect.

Not always. Most extensions need a building permit, and a planning permit may also be needed depending on the property, including homes under a Heritage Overlay. We’ll help you work out what applies to your project.
