Renovating gives you the opportunity to make changes to your existing home without starting again.
That might mean opening up the layout, renovating a kitchen or bathroom, updating an older home, or taking on a larger renovation across several areas of the house.
At OYL Constructions, we take on home renovations across Ballarat and surrounding areas, from individual spaces through to larger residential renovation and extension projects.
Some clients come to us with plans ready to go, while others know what they’d like to change but aren’t sure what needs to happen next. That’s okay. We can have a look at where you’re at, talk through the project and help you understand and plan the next steps.
You’ll communicate directly with OYL directors Alex and Neville, who stay involved from the initial conversation through to completion. It keeps communication simple and means you know who you’re dealing with throughout your renovation.
You might love where you live but have outgrown the layout. An older Ballarat home, including heritage homes, might need updating for the way you live today. Or there might be several rooms you’d like to tackle in one go.
We help with:
We always start with understanding what works for you within your home, what doesn’t, and what you’d like to change. From there, we can talk through practical ways to get there.
Larger renovations usually involve more than just new finishes. Walls may need to be moved, rooms get reconfigured, and several trades need to be scheduled in the right order.
OYL can carry out the construction as well as coordinate the trades, so you only have one team to deal with for the whole build.
Carpentry and concreting can also be completed by our OYL team. On many renovations, that means fewer separate contractors on site and fewer hand-overs between them.
If you’re starting without plans, that’s fine too. We’ll talk through where you’re at and what needs to happen before construction can start.
You don’t always need to renovate the whole house to change how it works. Kitchens and bathrooms can be done as stand-alone projects or as part of a bigger renovation, with OYL coordinating the building work and the trades involved.
Whether you’re updating an existing kitchen or making bigger changes to the layout, we can take care of the building work and coordinate the trades needed to bring it all together. Kitchen renovations can also be part of a larger home renovation, particularly if you’re opening up existing spaces or changing how different areas of the home connect.
A bathroom gets used every day, so when the layout is awkward, storage is lacking or it simply feels tired, you notice it. Whether you’re updating a main bathroom, ensuite or another wet area, OYL can help you create a space that feels considered, practical and right for your home. We take care of the building work and coordinate the trades involved, whether the bathroom is being renovated on its own or as part of a larger home renovation.
Ballarat has plenty of beautiful homes with history: Victorian and Edwardian houses, Federation cottages and California bungalows. That character is often the reason people purchase them.
Our team have renovated older and period homes where the aim was to keep the character of the original house while making it work for modern life. That can mean matching existing materials, preserving and restoring original details, updating original rooms carefully, or pairing the renovation with a new extension.
Planning work on a heritage home?
Having a building team in your home is different from building on an empty block. How we work matters as much as the finished result.
We know we’re working in your home, and we treat it that way. Our team takes their boots off before coming inside and takes care to be respectful of your space throughout the build. It’s all part of the straightforward, considerate approach we bring to every project.
OYL is based in Ballarat and works across the city and surrounding towns, generally within a one-hour radius of Ballarat.
If you’re unsure whether we service your area, please get in touch and we’d be happy to have a chat.
Plans in hand or just starting to think about what you’d change, we’re happy to have a chat. Tell us a little about your home and what you’re planning, and Alex or Neville will talk you through the next step.
No. Some clients come to us with completed plans, others much earlier. If you don’t have plans yet, we’ll talk through your project and explain what you’ll need before we can price and build it accurately.
It depends on the size of the project, the condition of the existing house and the finishes you choose. Once we’ve seen the house and understood the scope, we’ll give you a detailed quote that sets out what’s included.
A bathroom or kitchen renovation has a very different timeframe from a whole-home renovation or a renovation with an extension. Once we understand the scope, we’ll give you a realistic construction timeframe and keep you updated against it.
Often, yes, depending on which parts of the house are affected and when. If you’ll be without a kitchen or bathroom for a period, we’ll let you know upfront and coordinate the work around it where we can.
We’ll talk it through with you first. If you would like additional work to be completed while we are there, or something unexpected turns up, we’ll explain what it means for cost and timing before going ahead.
Yes. OYL manages the construction and coordinates the trades needed for the agreed scope, so you’re not organising individual contractors yourself and only have one team to deal with throughout the entirety of your build.
Yes. The two often go together, especially when an existing residential layout is being reworked to connect with new space.
